Sai Ram Developers sells plotted land in two temple towns. This page is about how the work is done and who you will meet when you come.
Sai Ram Developers buys agricultural land in and around Vrindavan and Khatu Shyam Ji, converts it for residential use, builds the roads, the drainage and the boundary, demarcates every plot with corner pillars, and then sells the plots to families who intend to build.
That order matters. A great deal of plotted land in both towns is sold first and developed later, or developed only as far as the money from the last booking allows. We open a project for booking after the roads are cast and the wall is up, which means what a buyer sees on a site visit is what they are paying for.
The work is unglamorous. Buying a single contiguous holding rather than assembling parcels, so the title chain stays short. Getting the conversion order before selling rather than after. Walking the route to the temple with people at four in the morning, because that is when they will actually walk it.
We started in Vrindavan. Khatu Shyam Ji came later, because a large share of the families who bought from us in Braj were Marwari households who also went to Khatu every Phalgun. We did not go there because of the land market. We went because our buyers were already going.
PLACEHOLDER — the origin story above is written from the brief, not from an account supplied by the office. Replace it with the real one, or delete this section, before launch.
The name on the board sets a standard. If a buyer ever feels the need to say afterwards that a firm with that name should have behaved better, they would be right.
A buyer in Kolkata should be able to deal with us without needing a relative in Mathura to check on us first.
Built is written as built and planned is written as planned — on the website, in the brochure and on the phone.
Roads cast, drainage covered, boundary continuous. The work is finished before the plot is sold, not funded by the sale.
No commission from contractors, financiers or property dealers on either side of a sale.
If a project is not right for you, we will say so and tell you where else to look — including places we do not sell.
Three years of maintenance at our cost, then a properly registered residents' association with the accounts handed over.
To be the plotted developer that a family anywhere in India can buy from with confidence — on the strength of the documents, the finished development and the way we answer awkward questions, rather than on anyone's word.
To create well-planned, fully developed residential plots in two of India's most significant pilgrimage destinations — in locations chosen for how people actually move through those towns, at sizes and rates that suit the families who want to live there.
Small firm, deliberately. The person who buys the land and the person who walks you across it are in the same office.
