Overview
About Shyam Vatika
Shyam Vatika is twenty-five plots on 1.6 acres, laid out along the Ringas approach road roughly 1.2 kilometres short of the Khatu Shyam Ji temple. Plots run from 120 to 300 sq. yd. — larger than what we sell in Vrindavan, because land here still costs a fraction of what it does inside a Braj temple town.
The location is a deliberate choice rather than whatever we could get. Almost everyone who comes to Khatu arrives through Ringas: it is the railhead, it is where the buses turn off, and during Phalgun Mela the entire nishan yatra walks this road. A plot on the arrival side of a pilgrimage town behaves differently from a plot on the far side. It is also the stretch the district has been widening, which is a mixed blessing — better access, and dust and machinery in the meantime.
This suits two people. One is a devotee family from Jaipur, Delhi or a Marwari household anywhere in India that wants a place of their own for Phalgun and for the eleventh of every month, instead of booking a room each time. The other is a buyer holding land in a town whose visitor numbers have grown steadily and whose road and rail links are being upgraded. Both are legitimate. Neither is a guarantee — we do not make claims about what land will be worth later, and you should be wary of anyone who does.
It is on the Ringas side, so you reach it before the town traffic rather than after it — and the plots are twice the size we can offer in Vrindavan for the same money.

What this project has going for it
On the arrival road
Ringas is the railhead and the road every bus turns off. You reach the plot before the town congestion, not after it.
1.2 km to the temple
Fifteen minutes on foot to Khatu Shyam Ji Mandir, and about the same to Shyam Kund.
Larger plots for the money
120 to 300 sq. yd. — roughly twice what the same budget buys inside a Braj temple town.
Gated and walled
Boundary and gate complete before the project opened for booking.
Registered in your name
Sale deed at the Sikar sub-registrar, with the full paper set handed over on the day.
No assured-return claims
We publish what is built and what is planned, and we quote no future price. Ask and we will decline.

Two things about Khatu are checkable rather than speculative: visitor numbers have grown steadily over the last decade, and the Ringas approach road is being widened by the district. Those are the facts a buyer can verify independently, and they are the whole of the case we will make.
We do not publish expected returns or resale figures for this project or any other. Ask us and we will decline. What we will do is tell you what we paid attention to when we bought the land, and let you decide whether the same things matter to you.
We do not quote assured returns, expected appreciation or resale figures — for this
project or any other. It is not something anyone can honestly promise, and it would be
a guess in any case.
Questions
What buyers ask us about Shyam Vatika
Because almost everyone arrives through Ringas. It is the railhead, it is where the buses turn off, and during Phalgun Mela the nishan yatra walks that road. A plot on the arrival side is reached before the town congestion. Land right beside the temple is both scarcer and dearer, and much of it is already built on.
Better access when it is finished, and dust, noise and machinery until then. We say this to every buyer before they book, and we would rather you heard it from us than discovered it on your second visit. Ask at the district office for the current schedule — we will tell you what we know, but we do not control it.
A borewell and an overhead tank on site, with a line to every plot boundary. Water is the real question to ask about any plot in this region, not price. We will show you the last test report; if you want your own sample tested we will help you take one.
Yes. Any Indian citizen may buy converted residential land in Rajasthan irrespective of domicile. The land at Shyam Vatika is converted for residential use. NRIs holding an Indian passport may buy; OCI card holders should take their own FEMA advice before paying anything.
Enough for ground-floor parking, four bedrooms across two floors and a terrace, with a courtyard, on typical Shekhawati coverage. Speak to a local contractor about rates before you decide the size — we do not build and we take no commission from anyone who does.
Yes. Registry happens at the Sikar sub-registrar office on payment, and you leave with the sale deed, the approved layout with your plot marked, the conversion order, the possession letter with the demarcation sketch and a no-dues certificate from us.
We will not answer that, and you should be careful of anyone who will. Quoting assured returns or appreciation is a guess at best. We will tell you what is verifiably true about the town and let you form your own view.
In their words
Buyers at Shyam Vatika
“Our family goes to Khatu every Phalgun and we were always hunting for rooms. Now the whole family stays in one place and we walk to darshan. They were straight with us about the water and about the dust from the road work, which is not what we expected.”
“I asked them for a resale figure and they refused to give me one. I have bought land three times in Rajasthan and that had never happened before. That refusal is why I bought here.”
A 15-bigha RERA-approved residential plotted development on Manda Road leading to Khatu Shyam Ji, featuring gated security, boundary wall, park, temple, electricity, water supply…
Come and stand on it. We will meet you at the gate, walk you across the plots, show you the corner pillars and put the papers in front of you — with no obligation to buy anything.
