Bigger plots, because land here still costs less
The plots we sell at Khatu run from 120 to 300 sq. yd. — roughly twice what the same budget buys inside a Braj temple town. That is not generosity; it is simply what land costs in Sikar district compared with land inside the Vrindavan Parikrama ring.
It changes what you can build. A 300 sq. yd. plot on typical Shekhawati coverage supports ground-floor parking, four bedrooms over two floors, a terrace and a courtyard.
What the rate includes
Development charges — internal roads, drainage, water line and electricity distribution to the plot boundary — plus the boundary wall, the gated entry and demarcation with corner pillars before registry.
Excluded: stamp duty and the registration fee, payable by you at the Sikar sub-registrar office; GST where applicable; utility connection deposits in your name; and preferential location charges on corner and main-road-facing plots.
The road widening
The district has been widening the Ringas approach stretch. When it is finished, access improves. Until then there is dust and machinery, and we say so before a booking rather than after. Ask at the district office for the current schedule — we will tell you what we know, but we do not control it.
Buying from outside Rajasthan
Any Indian citizen may buy converted residential land in Rajasthan irrespective of domicile. NRIs holding an Indian passport may buy. OCI card holders should take their own FEMA advice before paying anything.
