Overview

About Bihari Kunj

Bihari Kunj is a small plotted colony of thirty-three plots on 2.1 acres, laid out off Vrindavan Parikrama Marg. It exists because of one number: 900 metres to Banke Bihari Mandir. That is a twelve-minute walk at an unhurried pace, which means a resident can leave the house at 4.15 in the morning and be inside for mangala aarti without hiring anything.

The land is a single contiguous holding purchased in one transaction, not an assembly of small parcels, so the title chain is short and the boundary is one continuous wall. Plots run from 100 to 250 sq. yd. The 100 sq. yd. plots in blocks A and B were sized for a two-storey retirement house with a courtyard; the 250 sq. yd. plots in blocks F and H suit a family that wants ground-floor parking, a guest floor and a terrace for satsang.

This suits a buyer who intends to build and use the house — for retirement, for extended Braj stays through Kartik and Holi, or for family who will live there year-round. It is not a plot to leave vacant behind a wall for a decade. Old Vrindavan is dense, the lanes are narrow, and an empty plot in a colony where everyone else has built is a nuisance to your neighbours and to you.

It is the only project we have inside the Parikrama Marg ring — everything else we sell is on the outer roads, where you need a vehicle to reach the temple.
Project highlights

What this project has going for it

Walking distance to darshan

900 metres to Banke Bihari Mandir — twelve minutes at an unhurried pace, so mangala aarti does not need a vehicle.

Short, clean title chain

A single contiguous holding bought in one transaction from one owner. Chain of title from 1987 is available for inspection.

Gated, walled development

One controlled entry off Parikrama Marg, and a continuous seven-foot boundary on all four sides.

Roads cast before booking

The 9 m spine and 6 m cross roads were cast, and drainage covered, before the first plot was offered.

Inside the Parikrama ring

The only project we hold inside the ring. Rangnath Ji is 600 m, Keshi Ghat 1.3 km, Loi Bazaar a fourteen-minute walk.

Demarcated before registry

Corner pillars go in and the plot is walked with you before the sale deed is executed, not after.

Why this location

The honest case for buying here

Land inside the Parikrama ring is finite in a way that land on the outer roads is not: the old town is already built, and there is no mechanism by which more land appears inside the ring. That scarcity is the honest case for this location, and it is a structural fact rather than a forecast.

What we will not do is put a number on it. We do not quote expected appreciation, assured returns or resale figures — it would be a guess in any case. If a seller in Vrindavan gives you a percentage, ask them what it is based on.

We do not quote assured returns, expected appreciation or resale figures — for this project or any other. It is not something anyone can honestly promise, and it would be a guess in any case.
Questions

What buyers ask us about Bihari Kunj

It is a real walk, and it is the reason to buy here. The route runs from the colony gate along Parikrama Marg and into the lane behind Rangnath Ji Mandir — twelve minutes at an easy pace. In Kartik the last three hundred metres are crowded and will take longer. Walk it yourself when you visit; we will send someone with you at 4 am if you want to see what the mangala aarti walk is actually like.
Yes. Any Indian citizen may buy converted residential land in Uttar Pradesh regardless of which state they live in — there is no domicile requirement for non-agricultural land. Bihari Kunj land is already converted to residential use, which is the point that matters. An NRI holding an Indian passport may also buy; an OCI card holder should take their own advice on FEMA before paying.
Because land inside the Parikrama ring costs several times what land on Chhatikara Road costs, and a 400 sq. yd. plot here would price out the buyer this project is for. A 100 sq. yd. plot with a well-planned two-storey house gives a retired couple everything they need within walking distance of the temple. If you want a large plot, our projects on the outer roads are better value per square yard.
Local contractors in Vrindavan were quoting roughly ₹1,600 to ₹2,200 per sq. ft. of built-up area for standard construction at the time of writing, and more for stone cladding or a lift. On a 100 sq. yd. plot with 60% ground coverage over two floors, that is about 1,080 sq. ft. built up. Get your own quotes — we do not build houses and we do not take a commission from anyone who does.
The sale deed does not impose one, but we ask buyers to start within three years and we say so plainly before booking. A colony where half the plots stay empty for a decade does not become a place anyone wants to live in, and the people who bought early are the ones who suffer for it.
There is a borewell and an overhead tank on site, with a line to every plot boundary. Groundwater in this pocket of Vrindavan is hard and most residents fit a softener for washing and buy drinking water separately, as households do across the town. We will show you the tank and the last water test report when you visit.
We maintain them for the first three years from the date of the first registry, at our cost. After that a residents' association takes over with a monthly contribution decided by the residents themselves. We hand over the accounts and the association is registered before we step back. This is written into the agreement to sell so it is not left to goodwill.
Plot loans are harder than home loans and the terms are worse — usually a lower loan-to-value ratio and a shorter tenure. Several nationalised banks and housing finance companies do lend against registered residential plots in Mathura district. We will give the bank the papers they ask for, but we do not arrange loans and we cannot promise any bank will sanction yours. Speak to your own bank before you pay the booking amount, not after.
The plot is registered in your name, so it is yours to sell to whomever you choose. We charge nothing for a transfer and we place no restriction on resale. We will not quote you a future price or a resale figure — nobody can honestly promise that.
Bring your own lawyer to the office — most buyers do, and we prefer it. Ask for the chain of title, the current khatauni, the conversion order and the approved layout. Then have the khatauni verified independently at the tehsil and search the encumbrance at the sub-registrar office in Mathura. It costs very little and takes a day. Any developer who discourages you from doing this is telling you something.
In their words

Buyers at Bihari Kunj

“I had looked at four colonies before this one. What decided it was that they let me walk the route to the temple at four in the morning with their man, and then sat me down with the khatauni and the conversion order without me having to ask twice. The registry took one morning at Mathura.”
Ramesh Chandra Agarwal Ghaziabad · Bihari Kunj · 2024
“My wife and I retired here in 2023. The thing nobody tells you is what Kartik is like — it is wonderful and it is exhausting. Sai Ram told us to come and see it in Kartik before booking. We did, and we still bought.”
