Who buys a residential plot in Vrindavan

Three groups, in our experience. Retired couples who have been coming to Braj for decades and want to stop hunting for rooms. Families who spend Kartik and Holi here every year and want their own place with a terrace for satsang. And people whose parents want to spend their last years within walking distance of the temple.

All three intend to build. That matters to everyone else in the colony, which is why we ask buyers to begin construction within three years and say so plainly before booking. A colony where half the plots stay empty for a decade never becomes a place anyone wants to live.

Sizing a plot to the house you will actually build

A 100 sq. yd. plot with 60% ground coverage over two floors gives roughly 1,080 sq. ft. of built-up area — comfortably a two-bedroom home with a courtyard for a retired couple. A 250 sq. yd. plot supports ground-floor parking, a guest floor and a terrace.

Local contractors were quoting roughly ₹1,600 to ₹2,200 per sq. ft. of built-up area for standard construction at the time of writing, more for stone cladding or a lift. Get your own quotes. We do not build houses and we take no commission from anyone who does.

Visit in Kartik before you decide

If you intend to live here, come during Kartik and not in a quiet month. The crowds are the largest of the year and the town is transformed. Some buyers love it and buy immediately. Some decide the outer roads suit them better. Both outcomes are better reached before a booking than after.
